Last month highlighted this shift. In the Evergreen and Conifer real estate market, closings in November slightly outpaced October. Pricing trends painted a nuanced picture:

  • Average sale prices rose above last year, buoyed by high-end transactions.

  • Median sale prices dipped, showing that the majority of sales occurred in mid-range homes rather than luxury properties.

This contrast indicates a buyer-focused market where smart pricing is critical. Additionally, inventory increased year-over-year, giving buyers more choice and emphasizing the importance of accurate, competitive listing strategies for sellers.

 

Homes Are Selling More Deliberately

Properties are taking longer to sell: the average days on market rose from 48 last November to 70 this year. Homes are closing at about 92% of their original list price, down from 97% last year. While this suggests a slower market, engagement tells a different story. Conversations, showings, and offers are more dynamic than the statistics imply.

Even with longer market times, late fall is proving to be active. I personally closed more transactions in November than in September and October combined—a pattern repeated last year. In Evergreen and Conifer, traditional seasonality doesn’t match reality: buyers and sellers often re-engage in the final months of the year.
