Evergreen & Conifer Housing Market Update – June 2026: Inventory Hits a 10-Year High While Buyer Demand Remains Strong

The Evergreen and Conifer real estate market continues to evolve as we move deeper into 2026. The biggest headline this month is inventory.

Based on rolling 12-month data, both Evergreen and Conifer now have the highest average inventory levels seen in more than a decade. Buyers searching for homes in Evergreen, Conifer, Golden, and the surrounding Colorado Foothills have more choices than they've had in years.

But unlike the last time inventory was this high, buyer demand remains surprisingly resilient.

Closed sales remain well above historical averages, showing activity remains healthy despite mortgage rates that are still significantly higher than many homeowners became accustomed to during the pandemic years. At the same time, showing activity throughout the foothills indicates buyers are actively shopping—they're simply taking more time to make decisions and negotiating more carefully.
