The Colorado Foothills housing market closed out 2025 with a seasonal slowdown in December, following a stronger-than-expected November. Viewed across the full year, the December numbers confirm a broader theme: the Foothills market spent 2025 rebalancing, with longer timelines, improved inventory, and pricing that largely held steady.
Evergreen and Conifer continued to lead the region. While December activity softened, year-to-date results paint a clearer picture. For detached single-family homes, Evergreen–Conifer pricing finished the year essentially flat compared to 2024. Despite slower activity and rising days on market, values remained stable, though affordability continues to be a challenge with average and median prices for detached homes still above $1 million.
The rise in days on market was one of the most consistent trends of 2025 and remained in place through December. Buyers took more time, evaluated more options, and negotiated more carefully. Homes are selling, but pricing accuracy and preparation have become increasingly important.
Interest rates played a central role throughout the year. While mortgage rates eased from earlier peaks and settled into the low six-percent range by late fall, affordability constraints continued to shape demand. Well-priced homes attracted steady interest, while those priced above market saw longer marketing times.
Another notable factor was market fatigue. After a prolonged period of uncertainty around rates and timing, many buyers and sellers moved forward despite less-than-perfect conditions. That shift helped keep the market functioning through the second half of the year.
January 2026 Outlook
Heading into January, the Foothills market appears positioned for a balanced start to 2026. Inventory levels are higher than in recent years, pricing has stabilized, and expectations on both sides of the transaction are becoming more aligned. While the pace of activity may remain measured early in the year, the underlying foundation looks healthy.
